The Peck School

Omland Engineering Associates (OEA) provided professional surveying, engineering, planning and landscape architectural services for the Master Planning and Campus Expansion of this K through 8 private school in the Town of Morristown. OEA worked with NK Associates, the project architect, on the plans and approvals for an academic link building and a new gymnasium. Challenges were many in the planning and design on this tight urban campus that included topographic elevation changes of 40 feet, adjacent residential and Interstate highway uses, and significant specimen trees. Construction of these two buildings with associated pedestrian path and athletic field improvements was completed in Summer 2008.

A Smart-Growth Redevelopment Project…

…all wrapped up on two city-blocks in Downtown Morristown, New Jersey ranging from West Park Place to the north and MacCulloch Avenue to the south.

The Epstein’s Rehabilitation Plan is actually comprised of several partners including the Levine family, Woodmont Properties, Roseland Property Company, and the Morristown Parking Authority. Central to the project is the former Epstein’s Department Store which was comprised of nine separate buildings all of which were razed due to poor, outdated conditions.

The majority of projects Omland Engineering Associates engages in are the redevelopment of previously developed properties. This is a textbook example of turning an abandoned or underused “Brownfield” and developing it into a productive piece of the community, known in the State Planning circles as “Smart Growth.”

Revitalizing the Epstein’s Department Store property adds to the historic Morristown Green and provides community residents access to various levels of housing, local retail shopping, a beautiful piazza for strolling, a Victorian “pocket park,” and much needed parking in the downtown area.

This 360 unit active adult community is located on a 123-acre parcel in western Morris County at the base of scenic Schooley’s Mountain. The project was designed to preserve the vistas for travelers on Schooley’s Mountain Road, a historic thoroughfare once known as Washington Turnpike, while conserving and respecting the Musconetcong River corridor that defines the western boundary of the property.

One of Omland Engineering Associates strengths is working within and preserving the natural contours of the land while enhancing its capabilities in ways “Mother Nature” couldn’t do on her own. A key success to this project was paying close attention to environmental planning and working closely with the DEC and other agencies.

“The Guggenheim of Car Dealerships”

Class, style and convenience for the BMW owner, this 100,000 square-foot facility features a grand circular showroom designed to resemble New York’s Guggenheim Museum and offers a cantilevered ramp that appears to float to the second story. Customers dropping off vehicles for service enjoy a five-lane drive-through to drop off cars and hop into loaners without facing the elements, and new owners take a short walk from the business offices through one of four glass-enclosed delivery bays in similar fashion.

To further enhance the style and elegance of the BMW experience, a comfortable, expansive waiting room is paired with a 5000 square-foot boutique offering apparel and gift items for the BMW enthusiast. The new facility also offers a car wash, vehicle storage and a service area with 44 lifts, double the original capacity, on 8.7 acres.

“With our ‘Guggenheim of car dealerships’ we can finally offer customers the ultimate purchasing experience for the ultimate driving machine,” said Mark Edens, general manager.

Omland Engineering Associates was instrumental in procuring permits, conducting surveys, designing traffic flow, drainage and landscape architecture while ensuring that all regulation requirements were met through the site development process.
